Colliers CRE provides development advice to a wide range of clients.  Development can be a complex process and a successful outcome requires a great deal of careful planning, analysis and knowledge, both in terms of the markets and the process itself.

When working on this type of project, it is essential to align the right team of professionals with skills and knowledge which work together to address each element of the process effectively.

Our principal aim is to help our clients to create value and maximise the returns from their assets.  This applies equally to consultancy and transactional projects.

Development Consultancy

Here, we would work with a Regional Development Agency, Local Authority or other type of landowner to provide advice on the development potential of their land or property.

All factors would be studied in detail, including planning issues, land and building costs, investment value, rental value, demographics and evironmental factors.  Each of these elements would be addressed by a knowledgable specialist with extensive experience of this type of project.  This allows us to provide our clients with a realistic assessment of a project’s feasibility, both in terms of planning outcome and from a commercial point of view, including timing and financial projections.

Development Agency

In this case, we would probably be working with a landowner, developer or occupier in relation to a specific development opportunity.  Our role might be to introduce an opportunity to a developer, advise a developer in acquiring land or perhaps to help an occupier define a new development in a specific location. 

The skills involved are not dissimilar, but emphasis is placed on knowledge of the markets and the individuals or organisations which are active within them.  We would assemble first-hand knowledge of both the subject development opportunity and the objectives of our client to ensure the right transaction is made.  Our investment and agency experts would almost certainly lead this type of project, but input from experts with knowledge of the actual planning and development proces would be invaluable.

We work with both occupiers and owners of real estate, ranging from retailers and corporations to local authorities and pension funds.  We have a particularly extensive track record in mixed-use development, which can be extremely complex and demanding.  Residential and commercial development are very different and few advisers have the necessary knowledge and understanding of both sectors and how they complement each other.  When working on a mixed-use project, we assemble a specific dedicated team, comprising both planning/development experts and residential, retail, leisure and business space specialists, as appropriate.
