In order to attain consistently high performance levels needed to exceed our client’s expectations, we have developed the ABR PM quality assurance system. This comprehensive method of tracking all project data encompasses all related activities from project initiation through project fruition.
Projected Budget
A comprehensive form listing all possible budget items including material and labor. Before any project begins, the possibility of leaving out a critical line item is the greatest.
Gross & Finite Scheduling
A concise and easy to follow document showing projected vs. actual progress, including all critical tasks. Continually updated when needed, this provides a quick overview of all activities at any point during the project.
Design Management
ABR PM will solicit multiple proposals and, along with the client, select the appropriate design team for the project. We will manage the project team, allowing for a seamless process.
Construction Management
Construction contractor selection and project management services will be provided by ABR PM. We will manage the day-to-day construction process with the contractors and vendors.
Project Team Development
ABR PM will work on you behalf from issuing and summarizing RFP’s, making a recommendation on the best team, managing the team through the project, validating invoicing prior to payment, through to completion of the project. We will provide status reports periodically throughout the project.
Project Permitting
Project permitting requires a focused approach. We can provide the detailed support necessary to obtain all project permits, including zoning, special permits, variances, site plan approvals, order of conditions, master planning, etc.
Meeting Minutes
A record of all the information presented at each project meeting formally documented and distributed to all team members on a timely basis. This provides total team awareness.
Cost Management Control
Evaluation, analysis and documentation of all financial data, assuring market competitive project performance.
Change Order Review
Although every effort is made to follow the original direction, field changes can occur. When this happens a comprehensive and knowledgeable evaluation is made and presented to the client.
Disbursement Request System A comprehensive billing/payment request system developed by ABR PM. At any point during the project, this system tracks how much was spent and why.
Close-Out Documentation A complete record of all the information obtained during the nice previous stages is collected, collated and bound for future reference.
Build-to-Suit Management ABR PM can develop corporate standards, policies and procedures for a company’s real estate department, which will lead to a streamlined process and ultimate savings.
Project Team Coordination The most successful construction of tenant fit-up project will still be judged a failure if the move from old space to new does not proceed smoothly. The only way to guarantee success is through adequate, early planning and effective management. The ultimate goals of any move should be to minimize downtime, maintain continuous business directly, provide a seamless transition for staff and reduce the direct and indirect costs of the relocation.
