Colliers ABR’s consulting services are utilized by all of the company’s disciplines in providing tenant representation services, landlord agency services, investment services, corporate advisory services and retail services. These services can be utilized independently by Colliers ABR clients.
Research
Colliers ABR prides itself on its research capabilities. Our research department diligently maintains our own in-house databases of office listings, rents, developments, transactions, etc. for all markets across the New York metropolitan area. We also track all economic and demographic statistics for New York City, the surrounding metropolitan area, and the U.S.
Using these resources, Colliers ABR's research department issues a variety of quarterly and monthly Market Reports. In addition, we frequently issue research reports, also known as "White Papers," on pertinent real estate topics.
Financial Analysis
Colliers ABR's financial services department is responsible for producing real estate models, property and lease valuations, sensitivity scenarios, leasing cost projections. These analyses can be produced on a cash flow basis, after tax cash flow and a GAAP basis. The department also spearheads all consulting studies.
Colliers ABR analysts utilize a customized in-house software that prices every type of lease, incorporating all cost components: rent, taxes, operating escalations, commissions, landlord concessions, capital build-out, utilities, cleaning, security, maintenance costs, and any other costs associated with a particular lease. The analysis is done from both a landlord and tenant's point-of-view. The hallmark of Colliers ABR analytics is its thorough, clear and concise presentation, such that, it is understandable to a professional and layperson alike.
Additionally, members of the Colliers ABR Research and Financial Analysis Department have secured economic incentive packages from various City and State tax authorities. These tax incentive packages include occupancy tax credits, sales tax credits, utility concessions, and direct grants.
Lease Management
A growing technological aspect of Colliers ABR's financial services includes database management of leased and owned properties for clients that have multi-national and international locations. Colliers ABR utilizes customized lease management systems in tracking properties and other assets for clients. These services include advising on the consolidation of existing locations to streamline operations.
