Define Requirements
Colliers Dickinson makes an initial selection of properties, after first carefully defining the client’s requirements, considering such factors as square footage, management’s location preference and parking.
Market Survey
Based upon Colliers Dickinson knowledge of the client’s objectives and desires, the company conducts a survey to highlight the properties that can meet those objectives. As a result, this survey isolates a large number of available alternatives. Colliers Dickinson compiles much of the initial survey from a computerized database. Colliers Dickinson research department has programs that provide economic analysis, comparative building analyses and market data such as average rental rates, absorption and other trends that are for evaluating the overall market.
Site Selection
Based on the initial survey, the client selects a number of properties for a tour. One alternative to a tour is a slide presentation or video on the sites under consideration.
Obtaining Proposals
Colliers Dickinson requests proposals from the various owners. The requests specify our client’s objectives including, but not limited to: expansion capabilities, renewal options, improvement allowances, and other rental concessions.
Comparative Analysis
After receiving proposals, Colliers Dickinson prepares, for the client, a comparative and economic analysis by using computer programs that evaluate rental rates, concessions, escalation, moving allowances, parking, construction allowances and any other pertinent economic factors.
Refining Proposals
Once the client has settled on the location, Colliers Dickinson will negotiate further on the lease terms and refine the economic analysis by examining the lease language closely, including escalation and expense stops, to resolve any misunderstandings and expose hidden expense items.
Legal Review
Even with corporate counsel involved, Colliers Dickinson services remain active throughout lease and/or purchase negotiations to facilitate the process. Some of the items subject to legal review include and are not limited to the following: indemnification, insurance, environmental, assignment and subletting, options, hold over provisions, nondisturbance agreement, and special stipulations.
Build-To-Suit
Build-out or build-to-suit is one of the most critical factors in the transaction. Colliers Dickinson will recommend contractors or developers through our comprehensive real estate relationship network who serve the tenant and landlord economically, while still meeting the
required quality standards.
Relocation Services
In addition to completing the real estate transaction ,whether it be a lease, acquisition or build-to-suit, Colliers Dickinson is prepared to help make the client’s move as smooth and trouble free as possible by providing recommended vendors for service and equipment needed in the relocation.
Following Up
After the client has moved in and occupies the space, Colliers Dickinson still maintains contact to discuss questions -relating to management services, renewal options, expansion needs and general conditions in the marketplace. Colliers Dickinson views the opportunity of serving the client in a real estate transaction as an ongoing service.
