Colliers Pinkard is pleased to announce it has been chosen to represent The GATE, a 2-3 million-square-foot office and technology park located on Aberdeen Proving Ground (APG) in Aberdeen, Maryland. The GATE is being developed by Opus East, L.L.C. for both the government sector and supporting government contractors who want to be near their customers. The 400-acre project is ideally situated to support the 2005 Base Realignment and Closure (BRAC) process, which is expected to add an estimated 22,000 new jobs to the area.
Inside APG’s secure perimeter, the “behind the gate” location provides tenants with unmatched proximity to their customers and vendors – various military commands and federal agencies. APG’s main entrance for contractors, visitors, and employees is undergoing a multi-million dollar renovation to significantly improve access into the installation. Situated adjacent to this main entrance, the project will also provide the opportunity for tenants to connect to APG’s secure IT network.
Currently under construction/development at The GATE is a 60,000-square-foot, single-story R&D facility being built for CACI and two 80,000-square-foot, three-story multi-tenant office buildings. These buildings will meet DoD Minimum Antiterrorism Standards and will incorporate sustainable design through the U.S. ARMY’s SPiRiT designation (equivalent to LEED®).

Many of the incoming jobs are due to the closure of Fort Monmouth, as well as the restructuring of other bases around the country. Therefore, Colliers Pinkard has teamed with Colliers Houston & Co., our New Jersey counterpart, and other Colliers affiliates. David Gillece, Stuart Rienhoff, Doug Brinkley and Lizzy Sweeney of Colliers Pinkard and Doug Twyman and Gary O’Sullivan of Colliers Houston & Co. will represent Opus in this assignment.
