Colliers lease out another 12 100 square metres in Dominante Park

A contract has been signed between AS Via3L and Dominante Park on the rent of warehouse space of 10 000  m² and office premises of 400 m² in Dominante Park Phase 2.  A contract has also been concluded with the company Brenntag Latvia on the rent of 1 700 m².   AS Via3L is a logistics company. It is a subsidiary company of Jungent (Latvia) and the majority of shares belong to Jungent. Other shareholders are Estonian companies OÜ Maas Distribution and AS Via3L. Gunta Trofimova, Board Chairperson of AS Via3L and AS Jungent: "We faced a very positive and encouraging attitude on behalf of Dominante Park. We were proposed commensurate provisions of the contract and offers of expenses. It could be felt that as clients we are important to Dominante Park. We hope that our future cooperation turns out to be mutually interesting." G.Trofimova said: "AS Via3L has started its business in Latvia with the same goal as the Estonian parental logistics company Via3L, that is - to reach the criteria of 99% of the services in the precision of delivery and the figures of 0.02% of errors permissible for goods completion and selection.”   Rafail Deift, Board Chairman of AS Dominante Capital, believes that the park involves economic leaders: "Logistic costs comprise the greater part of the expenses for industrial and trading companies. In a rapidly developing market it possible not to spend important resources for the optimization of these expenses, as they are covered by increasing demand and prices, whereas the slowdown of Latvia’s economic development means that those companies which do not specialize in providing logistical services, are now trying to cut their expenses for logistics, increasing the effectiveness."  In the park developer's opinion, Dominante Park together with the company Dominante Logistic Systems can provide Latvian companies with a wide range of logistical services which could reduce logistical expenses. “In Dominante Park we offer warehouse construction and transport framework, designed specially for their business processes, as well as pallet places with full logistical provision for the companies. Location at the park allows flexible problem solving, which are related to the changes in area, in location of particular pallet places or the use of the services, provided by the park, in case of traffic jams or seasonal loads. We are convinced that such an offer is unique in the Latvian market and we expect an increase in demand for rental possibilities at the park," Deift explained.   Mihails Morozovs, Managing Partner of Colliers International in the Baltic states and Belarus, says: "The contract with the company Via3L confirms that the concept and the level of management of the park complies with the tenants’ requirements and helps to develop the business successfully. The attitude of the local as well as the international companies, which are potential tenants, has shown an increase in interest, because Dominante Park has an available workforce, has access to public transport, as well as catering and other services. Also the strategically correct location ensures long-term advantages due to the valid restrictions of lorry traffic in the centre of Riga and the closest areas. All this allows the second phase to be leased out (as well as phase 1) 100% before being put into operation." Dominante Park is one of the first clients of Colliers International PM. Colliers International PM ensures property management services in the park.   Phase 2 of Dominante Park is created so that it is suitable for small and middle tenants of warehouses and office premises. The contract with the company Brenntag Latvia for the rent of 1700 m² falls within this programme. SIA Brenntag Latvia deals with the distribution of chemical goods.    Phase 2 in Dominante Park includes A class industrial/warehouse premises - 44 000 and B class office premises - 11 000 . 2.  It is planned to put into operation the second phase in September 2008.

DP_masterplan.jpg   About the Dominante Park: project The total value of the Dominante Park project is 130 million EUR. The area of the project is 65 ha. The total area of industrial and warehouse premises - 150 000 , including modern office premises - at least 10 000 . The Dominante Park project is situated 20km from Riga next to the Riga by-pass road and the Via Baltica. It is being created following the principle of an open park, including an industrial zone, business and retail trade areas, as well as the construction of a commercial and recreational park with an area of 50 000 . Phase 1 of Dominante Park was inaugurated on 18 May 2007. The tenants of the first phase are Jungent, Dominante Logistic System, Lielais Kristaps un Ko, Balta Bura, Tridens, Sanitex, Rfid Centrs, Baltisches Haus, Rigas Banketu serviss (catering). The regional infrastructure is developing and thousands of work places have been created with the realization of the Dominante Park project.  The construction of a kindergarten is also planned in the territory of Dominante Park.   Developer: AS Dominante Capital Dominante Capital - investment and project management holding company, which operates in the field of territorial development, industrially commercial real estate and logistics.
